Proactive preparation not only protects the property’s assets but also enhances the tenant and visitor experience throughout the season.

Conduct a Post-Winter Inspection
Canadian winters can be hard on outdoor infrastructure. Before summer programming or increased foot traffic begins, a thorough inspection of all exterior spaces is essential. This includes walkways, parking lots, patios, stairways, ramps, fencing, lighting fixtures, and any outdoor seating or equipment.
Look for signs of heaved in paving, cracks in concrete or asphalt, damaged railings, and surface deterioration. These issues can worsen quickly under heavy use and may present liability concerns if left unaddressed. As outdoor spaces are used later into the evening during the summer, adequate lighting becomes both a safety and security priority. Walk the property after dark to identify burned-out fixtures, poorly lit areas, and blind spots near parking areas or building entrances. Be sure to consider whether the current lighting meets accessibility and safety standards.
Prepare Landscaping and Green Spaces
Landscaping directly impacts curb appeal, tenant satisfaction, and first impressions for prospective tenants and visitors. Spring cleanup, including the removal of debris, dead plants, and winter sand, should be completed before the season is fully underway.
Working with a landscaping company to create a summer maintenance schedule can help improve lawn moving frequency, fertilization, replacements or additions to garden beds. In addition, working with an arborist to inspect any trees on the property and identify any root issues or branches that can become hazardous.
Prepare Outdoor Amenity Areas
Many commercial and mixed-use properties include patios, seating areas, communal courtyards, or recreational spaces that see significant foot traffic during the summer months. Reviewing outdoor furniture, shade structures, umbrellas, planters, and any other equipment for wear, damage, or cleaning. Ensuring these communal items and spaces are well-maintained fosters a positive experience for everyone who uses them.
Review Waste Management and Pest Control
Warmer weather increases the volume of outdoor waste and creates conditions more favourable to pests. Review the placement and capacity of exterior bins and confirm that the waste collection frequency is sufficient to accommodate anticipated summer volumes.
Working with a pest control company for seasonal inspections and proactive measures can lead to a more effective response to an infestation than a reactive one.
